Rules & Regulations for Residency
1. THE USE OR POSSESSION OF DRUGS OR ALCOHOL IS NOT PERMITTED ON OR OFF THE PROPERTY, EITHER OF WHICH WILL RESULT IN IMMEDIATE EXPULSION.
2. ALL RESIDENTS MUST NOTIFY STAFF UPON ADMISSION AND DURING TENANCY OF PRESCRIBED MEDICATIONS AND BY WHOM THEY WERE PRESCRIBED.
3. ABUSE OF ANY MIND AND BODY ALTERING SUBSTANCE, PRESCRIBED OR OVER THE COUNTER, SHALL RESULT IN IMMEDIATE EXPULSION FROM THE PROPERTY.
4. THE USE OR POSSESSION OF PERFORMANCE ENHANCING DRUGS/ SUPPLEMENTS IS PROHIBITED AT ALL TIMES ON AND OFF THE PROPERTY. PROTEIN POWDERS ETC. MAY BE APPROVED AT DIRECTOR'S DISCRETION.
5. RANDOM DRUG TESTING IS MANDATORY AND IS THE FINANCIAL RESPONSIBIL TY OF THE TENANT.
6. ROOMS, PERSONAL PROPERTY, AND PERSON MAY BE RANDOMLY SEARCHED FOR DRUGS AND ALCOHOL BY STAFF.
7. SMOKING IS ALLOWED IN BACK OF PROPERTY ONLY. NO CONGREGATING IN FRONT OF THE HOUSE IS PERMITTED AT ANY TIME. ALL CIGARETTES MUST BE EXTINGUISHED IN DESIGNATED RECEPTICLE.
8. CURFEW IS 11:00 P.M. SUNDAY THROUGH THURSDAY AND 1:00 A.M. FRIDAY AND SATURDAY. A 10:00 P.M. CURFEW WILL BE IN EFFECT FOR THE FIRST 30 DAYS. THIS IS STRICTLY ENFORCED. REQUESTS FOR EXTENSION TO CURFEW FOR WORK RELATED RESPONSIBILTIES MUST BE MADE IN WRITING AND APPROVED BY THE DIRECTOR.
9. CURRENT WORK SCHEDULES MUST BE SUBMITTED IN WRITING TO THE HOUSE MANAGER EACH WEEK.
10. ALL TENANTS MUST BE DRESSED AND BEDS MADE NO LATER THAN 9:00 A.M. MONDAY THROUGH FRIDAY AND MUST LEAVE THE PROPERTY BETWEEN THE HOURS OF 10:00 A.M AND 1:00 P.M. ADJUSTMENTS CAN BE MADE TO THESE TIMES WITH WRITTEN CONSENT AND APPROVAL BY DIRECTOR.
11.IT IS MANDATORY THAT DURING THE FIRST 30 DAYS OF YOUR RESIDENCY AT MAGNOLIA PLACE YOU ATTEND FIVE MEETINGS PER WEEK. MEETING SCHEDULES WILL BE AVAILABLE AT ALL TIMES.
12.DURING YOUR ENTIRE STAY AT MAGNOLIA PLACE REGULAR MEET ATTENDED, INCLUDING ONE MANDATORY WEEKLY "HOUSE" MEETING.
13. ACTS OF VIOLENCE, YELLING OR VERBAL THREATS AND PHYSICAL AGGRESSION WILL NOT BE TOLERATED.
14. ANYONE SHOWING A DIFFERENCE IN TREATMENT OR FAVOR, OR SHOWING HATRED OR DISLIKE TO ANY GROUP, RACE, RELIGION, ETC. WILL BE EXPELLED.
15.NO NEGATIVE CONTRACTS OF ANY NATURE BETWEEN TENANTS SHALL BE TOLERATED AND IS CAUSE FOR IMMEDIATE EXPULSION.
16.GAMBLING IN ANY FORM IS NOT PERMITTED ON OR OFF THE PROPERTY.
17.EACH PERSON IS RESPONSIBLE FOR KEEPING THEIR ROOM "HOTEL READY"
18.VISITORS OF TENANTS MUST BE APPROVED BY STAFF AND VISITORS ARE PERMITTED ONLY IN COMMON LIVING AREAS.
19.ANY AND All SEXUAL ACTIVITY IS PROHIBITED ON THE PROPERTY.
20. NO PORNOGRAPHY OF ANY TYPE IS PERMITIED.
21. THE ORDERING OF "PAY-PER-VIEW" OR "ON-DEMAND" MOVIES IS PROHIBITED AT MAGNOLIA PLACE UNLESS APPROVED BY STAFF AND PAID IN ADVANCE.
22. WHILE RESIDING AT MAGNOLIA PLACE, VENUES SUCH AS BARS, HOOKAH BARS, STRIP CLUBS, CASINOS, GUN SHOPS AND SHOWS, AND SHOOTING RANGES ARE STRICTLY OFF LIMITS.
23. NO LENDING OR BORROWING OF MONEY OR VEHICLES AMONG RESIDENTS OF THE MAGNOLIA PLACE COMMUNITY.
24.NO BUSINESS OR COMMERCE TRANSACTIONS ARE TO BE CONDUCTED WITH ANY OTHER MAGNOLIA PLACE RESIDENT OR THEIR FAMILIES.
25. REPAIRING OR WASHING VEHICLES ON THE MAGNOLIA PLACE PROPERTY OR ON NEIGHBORHOOD STREETS IS NOT ALLOWED.
26. NO BICYCLES ARE ALLOWED IN THE HOUSE.
27. NO DIRTY DISHES ARE TO BE LEFT IN THE SINK. WASH, DRY, AND RESTOCK THEM IMMEDIATLEY AFTER USE.
28. FOOD: IF YOU DID NOT PAY FOR IT ... DO NOT EAT IT.
29. MANDATORY GENERAL CLEANUP SHALL BE HELD EVERY SUNDAY AND BE COMPLETED NO LATER THAN 4:00 P.M.
ANY INFRACTION OF THE RULES MAY RESULT IN EXPULSION AT THE DIRECTOR'S DISCRETION. ALL OTHER INFRACTIONS WILL BE DOCUMENTED IN TENANT FILE AS FOLLOWS:
• FIRST VIOLATION -VERBAL WARNING AND DOCUMENTATION
• SECOND VIOLATION-EARLY CURFEW, NO VISITOR PRIVILEGES AND DOCUMENTATION
• THIRD VIOLATION - EXPULSION
Additional Rent:
All payments are applied first to any outstanding balances and then to any current amounts due. Rent is due on a weekly basis (i.e., from Friday to Friday) and is due on the Friday immediately preceding the following rental week. There are no partial refunds available for individuals leaving before the end of the rental week and/or prior to the full term of the rental agreement.
Resident Funds:
The Resident Funds Account is an additional service that Magnolia Place provides for our residents. All payments for the Resident Funds Account are subject to an administrative fee, which will be charged in addition to the amounts to be allocated to the individual resident's cash account. Any credits will be refunded upon the completion of the terms of the Residential Lease, subject to any necessary cleaning charges and/or outstanding rent balances.
Partial Refunds:
Any partial refunds are at the sole discretion of Magnolia Place and will be made within 30 days electronically to the card or bank account from which they originated. In the event we process a refund, a Refund Notification will be forwarded to the email address that the Registered User (Payee) entered during registration.
ACH Debit Authorization:
I authorize my bank to debit my account as identified above to the terms stated here. This authorization shall remain in effect until the Service Provider and bank receive written notification from me of intent to terminate at such time and in such manner as to afford the Service Provider and bank reasonable opportunity to act (Minimum 30 days).
I understand that if the total amount owed to the Service Provider is increased, I authorize this plan to continue as long as the payment amount remains unchanged until the amount owed the Service Provider is paid off, or unless the plan is terminated earlier by me as above. I understand any added amounts can be applied for with a new ACH Debit Authorization Form.
All other changes such as payment amount, frequency, bank account number change, will require a new ACH Debit Payment Authorization Form to be filled out and submitted to Merchant 15 days prior to any change being implemented. I understand that this payment plan may be cancelled by the Service Provider or Merchant due to NSF (Non-sufficient Funds). I will be liable to pay an NSF fee of $25.00 (or the amount allowable by law), which may be automatically debited for each NSF.
I represent and warrant that I am authorized to execute this payment authorization for the purpose of implementing this payment plan. I indemnify and hold the Service Provider, the bank, and Merchant harmless from damage, loss or claim resulting from all authorized actions hereunder.
Acknowledgement & Acceptance of Terms:
All Internet transactions are final, and are not subject to reversal and/or cancellation. All Internet payment transactions are subject to a Convenience Fee equal to $20.00. This Convenience Fee is disclosed and included in the total payment amount prior to submission of your payment for approval. Note regarding "Save this information" and our "Express Checkout" feature: Magnolia Place will not have access to this information. Your bank account and/or card data is encrypted prior to authorization. In exchange, the secure gateway returns a "token" to this payment system which can then be resubmitted with future payments in place of more sensitive information. End-to-End Encryption coupled with Tokenization ensures your data is secure.
By submitting your payment for authorization, you acknowledge acceptance of the terms & conditions as stated herein.
